Detailed technical description of the lightweight construction house

 I. Semi-finished timber-frame houses (1 to 8)

1. Design and administrative tasks
The design work is adjusted to the lifestyle habits, individual needs of the family. Elaboration of the building permit design documentation, obtaining the utility permits, special consultations with the building authorities as required.

2. Foundation works, core basement (if required)
Foundations works according to design analysis requirements by continuous footing, with a reinforced concrete foundation slab (in case of even soil surface, 2-4 soil quality), in workmanship recognized in the trade (without protrusions), without soil mechanical analysis and soil replacement.

3. External walls
The large panels (planed wood power dried, overlapped in length) manufactured in the plant with excellent internal cellulose insulation are delivered and assembled on the site with plaster fibre sheet covering on both sides.

Full wall thickness:
 as from ca. 210 - 250 mm, U = ca. 0,24 - 0,19 W/m2 K
 until ca. 260 - 300 mm, U = ca. 0,18 - 0,15 W/m2 K
 above ca. 300 mm: according to customer needs up to the passive wall!
    as from U = ca. 0,14 W/m2 K

4. Internal walls
The large panels (base material planed wood, power dried, overlapped in length) manufactured in the plant with internal cellulose insulation are delivered and assembled on the site with plaster fibre sheet covering on both sides.
Full wall thickness:
 Supporting internal wall: ca. 145 mm
 Partition wall: ca. 105 mm

5. Floor slab
The floor slab structure of the attic is made of joists treated with a timber preserving substance. 200 mm thick joists

6. Roof
An environment friendly framed structure, treated with a timber preserving substance is assembled on the site, or else, truss roof supports, a prefabricated roof structure is supplied.

Roof structure in case of single-storey timber-frame houses:
 150 mm thick common rafter
 roof film
 brandering, roof-battens.

In case of timber-frame houses with fitted attic:http:
 200 mm thick common rafter
 roof film
 brandering, roof-battens.

Roof covering: concrete roof tiles including the various special form tiles.

7. External doors and windows
Excellent quality 5-cell type white colour plastic doors and windows, U=1.1 W/m2K.
In case of wooden doors and windows we supply and install 3-layer products made of Borovi pine with factory made transparent colour coating.

8. Chimney (Schiedel) (if required, at extra cost)
For gas heating no chimney is required, because with a turbo furnace the evacuation of smoke, air, even at roof level, can be solved with the double wall flue-pipe accessory of the furnace.

9. Window-sill, gutters
The window-sills, gutters and eaves are made of tinned sheet-iron.


II. Semi-finished timber-frame houses (9 to 12)

10. Electric cabling installation
Earthing, electric shock protection, electric circuits Installation of the switchboard Electric cabling in the quality and quantity required by the type of the house.

11. Heat and sound insulation, closing insulation of the floor slab
In the quality and quantity required by the type of the house. On site, we blow a cellulose insulation in between the 200 mm floor slab beams.

12. Staircase (in case of a fitted attic)
Installation of an attic access staircase, 60x110 cm size.


III. Turnkey system timber-frame house (13 to 21)

13. Heating, heating equipment
 Closed fire chamber natural gas furnace for heating and hot water production purposes.
(installation of a 60 liter hot water storage tank at an extra price)
 White colour flat radiators with thermostat temperature regulation according to the energy needs.

Installation of underfloor heating, air conditioning and power ventilation at an extra price.

The most up to date heating solutions are available: Solar collector, wind turbine, NOBO electric radiant heating, compound heating, etc.

14. Water supply
Installation of water piping and sewers within the building.

15. Gas supply
We shall install it from the gas meter of the house (if available) up to the gas furnace.
(Installation of outdoors utility piping and connections - water, gas, sewage - at an extra price, as agreed upon.)

16. Concrete subbase
On the ground-floor:
 Concrete subbase
 piping (according to preliminary HVAC design drawings)
 1 layer technological insulation
 tread-proof heat insulation

In the attic:
 Concrete subbase
 Technological insulation (PE film)
 Tread-proof sound insulation

17. Tiling work, tiling materials, floor carpets
With customer selected tiling materials on the groundfloor and in the attic:

Bathroom / WC: Wall tiling - without decoration tiling - up to the door height
Floor tiles laid in mesh
Guest WC: Wall tiling up to the door height
Floor tiles laid in mesh
Kitchen: Mirror tiles at 60 cm width
Floor tiles laid in mesh
Rooms: Floor carpet or laminated parquet or floor tiles laid in mesh
Terrace: Frost-proof floor tiles laid in mesh
Staircase: Frost-proof floor tiles laid in mesh

Decorative tiling, diagonal tiling at extra price

18. Sanitary block installations
In the quality and quantity required by the type of the house.

19. Painting and wallpapering works
 External and internal transparent painting in the selected colours.
 Internal plaster work and double layer dispersion paint coating in white colour, other mixed colour shades at extra price

20. Internal doors
Customer selected wooden internal doors shall be installed.

21. Electrical fittings
 Installation of switches and sockets in white colour.
 Electric shock protection measuring and records of evidence.

22. Final reception
Upon final reception we hand over the type certificate of the timber-frame house, its instructions for use, the records of the works completed by the various trades, 1 copy of the construction logbook, the warranty certificates of the technical appliances supplied.
